South Tahoe Real Estate-Tahoe Island Drive

This neighborhood is centrally located and attracts those who are looking for peaceful surroundings and easy access to the beaches and bike trails.  The bike trail parallels Hwy. 89 and leads you to Camp Richardson, Kiva, Pope and Baldwin Beach. This area is near the Tahoe Keys and can be accessed from Hwy. 50 or Hwy 89.  It is also very close to shopping, restaurants and the Tahoe Keys Marina. As of February 19, 2011 there are 46 homes listed in the Bijou neighborhood of South Lake Tahoe. The lowest priced home located at 3682 Alder Ave. is a 2 bedroom 1 bath with 572 square feet. It is listed at $119,900. The highest priced property is a 4272 square foot home with 5 bedrooms and 4 baths that sits on 7 acres. It is located at 1300 Glenwood Way. and it is listed at $1,799,000.

From January 1st, 2010 to December 31st, 2010, 63 homes were sold in the Bijou neighborhood. 8 of which were short sales and 23 were bank owned. The median sales price was $230,000 and the average price was $270,121. The lowest priced property of the homes sold was a 3 bedroom 2 bath 1162 square foot home at 3606 Birch Ave. which sold for $88,725. The highest priced sold property was a 1 bedroom 1 bath 624 square foot home at 920 Balbijou Rd #125 which sold for $330,000. From January 1st, 2009 to December 31st, 2009, 59 homes were sold. Of those 59 homes, 3 was a short sale and 24 were bank owned properties. The median home price in Bijou was $245,000 and the average was $268,583. The lowest priced home that was sold in the Bijou area in 2009 was a 1 bedroom 1 bath 716 square foot home at 3404 Freel St. that sold for $120,000. The median price in Bijou in 2008 was $330,000 and the average was $364,251. The lowest priced home, located at 3344 Sandy Way #27, a 2 bedroom 1 bath with 1000 square foot sold for $149,900. The highest, located at 3399 Aloha Rd., was a 4 bedroom 2.5 bath 2953 square foot home that sold for $760,000.

As of February 16, 2011 there are 14 homes listed in the Al Tahoe neighborhood of South Lake Tahoe. The lowest priced home located at 909 Modesto Ave. is a 3 bedroom 1 bath with 960 square feet. It is listed at $189,000. The highest priced property is a 14,336 square foot lakefront lodge that is currently under construction. It is located at 969 Lakeview Ave. and it is listed at $12,900,000.

From January 1st, 2010 to December 31st, 2010, 41 homes were sold in the Al Tahoe neighborhood. 8 of which were short sales and 11 were bank owned. The median sales price was $280,000 and the average price was $328,403. The lowest priced property of the homes sold was a 1 bedroom 1 bath 420 square foot home at 953 Tallac Ave. which sold for $150,000. The highest priced sold property was a 4 bedroom 3.5 bath 2628 square foot home at 857 Lakeview Ave. which sold for $1,000,000. From January 1st, 2009 to December 31st, 2009, 30 homes were sold. Of those 30 homes, 1 was a short sale and 8 were bank owned properties. The median home price in Al Tahoe was $312,500 and the average was $359,983. The lowest priced home that was sold in the Al Tahoe area in 2009 was a 3 bedroom 1.75 bath 1383 square foot home at 2943 Oakland Ave. that sold for $144,000. The highest was a 4 bedroom 3.5 bath 2574 square foot home at 3181 Fresno Ave. which sold for $935,000. Finally, from January 1st, 2008 to December 31st, 2008, 25 homes were sold, none of which were short sales and 7 were bank owned homes. The median price in Al Tahoe in 2008 was $430,000 and the average was $540,044. The lowest priced home, located at 1068 Los Angeles Ave., a 2 bedroom 1 bath with 766 square foot sold for $145,000. The highest, located at 3371 Lake Tahoe Blvd., was a 4 bedroom 4 bath 3200 square foot home that sold for $2,550,000.

South Lake Tahoe Real Estate-Y area

The Y area in South Lake Tahoe is one of the most affordable neighborhoods on the South Shore.  It is located where Hwy. 50 and Hwy 89 intersect.  It is popular with both locals and second home owners because it is close to all the amenities of South Lake Tahoe.  The casinos and Heavenly Valley Ski Resort are approximately 10 minutes away and some of Lake Tahoe’s best beaches are approximately 5 minutes away.  Most of the homes are smaller older cabins and ranch style homes located on 5000 square feet lots.

South Lake Tahoe Real Estate-Tahoe Keys

The Tahoe Keys neighborhood is one of the most premier neighborhoods in South Lake Tahoe.  It is a private marina community located on miles of inland waterways.  Most of the homes have a private boat dock steps from their back door which gives them access to the waters of beautiful Lake Tahoe.  The homeowners also have access to tennis courts, indoor and outdoor pools, private beach, park, marina and launch ramp.  Many people appreciate the unobstructed views that the Tahoe Keys affords due largely in part of the underground utilities.  There are beautiful views of Mt. Tallac, meadows and Lake Tahoe.  The Tahoe Keys HOA is the Tahoe Keys Property Owners Association. HOA fees are $1919 annually for houses and from $1000 TO $1400 quarterly for condos.

South Lake Tahoe Real Estate-Tahoe Island Park

The Tahoe Island Park neighborhood is located between Hwy. 50 and the Tahoe Keys.  This area is very flat and forested and some of the homes back to forest and meadow.  Most of the lots are 6,000-7,000 sq.ft., and there are only a few builable lots available.  Many of the homes in the Tahoe Island Park neighborhood have boat docks in the Tahoe Keys marina.  There is a mix of older small ranch style homes and larger newer construction homes.  This area is popular with locals as well as second home owners becauseof  its close proximity to shopping, casinos, Heavenly Valley Ski Resort and the Tahoe Keys Marina.
